Hand Line Architect is a New Jersey architecture firm focused on thoughtful, fully custom design for residential, commercial, historic, and coastal projects. Based in South Jersey, the firm has extensive experience throughout Ocean County, Long Beach Island, Manahawkin, the Jersey Shore, and communities across New Jersey. The firm brings together creative design, technical knowledge, and practical construction experience.
Led by principal architect Will, Hand Line Architect approaches every project as a collaboration. The team takes time to understand each client’s goals, the character of the property, budget considerations, zoning requirements, flood conditions, and long-term vision before developing the design.
Services range from new custom homes and renovations to historic preservation, commercial buildings, flood elevation and house raise plans, feasibility studies, structural investigations, 3D modeling, and specialized site planning.
From the first sketch through permitting and construction, Hand Line Architect remains focused on clear communication, careful coordination, and creating spaces that are functional, buildable, enduring, and uniquely suited to the people who use them.

At Hand Line Architect, we believe good architecture begins with listening. Before any floor plan, elevation, or finished set of drawings, we talk about how someone wants to live, work, gather, grow, and experience a space. That understanding becomes the foundation of everything we design.

Our work often begins the way architecture traditionally did with a pencil, a sketch, and the freedom to explore before evolving into the precise drawings, modeling, coordination, and technical documentation required to bring a project to life.
We do not approach projects with a predetermined style or repeatable formula. Every property has its own opportunities, every client has different priorities, and every project deserves an individual response. From custom homes along Long Beach Island and the Jersey Shore to renovations, historic properties, interiors, and commercial spaces, we balance creativity with the realities of construction, zoning, flood requirements, budgets, and the site itself.
